The largest investment in the history of PROMAR. Progress in the expansion of the Zawiercie Plant

The implementation of an investment worth over PLN 100 million is a process that requires precise planning, good organisation and efficient coordination of many teams and external partners. In the case of PROMAR, preparations began long before the general contractor commenced work.

Today, the expansion of the Zawiercie plant is at an advanced stage and is proceeding according to schedule. Once the project is finished, the company’s production capacity will increase fivefold.

Krzysztof Zając, Chief Operating Officer and Member of the Management Board of PROMAR discusses the background to the preparations and the current status of implementation.

A year of preparation and design work

Conceptual work on the project, which will increase production capacity fivefold, began in early 2024. The aim was to make the best possible use of time and prepare complete documentation before the contractor entered the construction site.

The process was supported by 2MPM, a consulting firm, which coordinated cooperation with the design office and formal activities.

During the year, the following designs were created: conceptual and architectural-construction designs necessary to obtain a building permit. The documentation was prepared by Deska Projekt, a company based in Katowice, which was responsible for developing solutions tailored to the specific nature of the production and storage facility and the technological requirements of the project.

One of the biggest challenges in industrial investments is efficiently navigating administrative procedures, including obtaining an environmental decision, an updated water permit, and a building permit. In our case, thanks to well-prepared documentation and efficient communication, the entire process went according to schedule, says Krzysztof Zając.

Selection of the general contractor

In parallel with the design work, a tender process was launched to select a general contractor. 20 companies with experience in the construction of industrial facilities were invited to participate.

The process included the analysis of bids, technical meetings and clarification of the scope of work. For the selection of the general contractor, the experience in industrial projects and ability to coordinate multiple trades simultaneously were key factors.

The contract for the project implementation was signed in May 2025 with SPEC BAU Polska, a company based in Oświęcim, which is responsible for carrying out the works and preparing detailed design documentation.

We wanted a partner who had experience in projects of this scale and understood the specific character of a production facility. Good organisation and efficient communication during the implementation stage are crucial for maintaining the work schedule, emphasises the Chief Operating Officer of PROMAR.

Expansion at an advanced stage

After several months of work, the project is now halfway through its implementation. To date, a new car park for employees, internal roads, a technical building, an external sewage system and a new fire water tank have been constructed and the installation of all raw material silos has been finished.

The entire new part of the plant has already reached the building shell stage – the hall structure, walls and roof have been constructed. Installation work is currently underway, including electrical and ventilation installations and the sewage system inside the building, as well as preparing the subfloor for flooring.

Working in winter despite challenging weather conditions

This year’s winter was more challenging than in previous years. Prolonged periods of sub-zero temperatures and snowfall required adjustments to the organisation of works and ongoing verification of planned activities.

We adjusted the scope of work on an ongoing basis to weather conditions and technological requirements in order to maintain continuity of implementation, adds Krzysztof Zając.

Some of the work, such as roof insulation and the installation of sandwich panels on the façade, could be carried out regardless of the temperature. In the case of work requiring appropriate conditions, additional protection measures were used – heaters are operating inside the building, enabling wet work to be carried out, including plastering and concreting.

Thanks to proper organisation and changes in the order of tasks, winter conditions did not affect the implementation of the project which is proceeding according to schedule.

More intense stages ahead of us

The completion of construction work is planned for the turn of spring and summer, while the official opening of the expanded plant will take place in September 2026.

The coming months will be a period of very intensive activity. In addition to finishing works, the installation of new production lines, packaging machines and warehouse equipment, including pallet racks and an automatic crate storage system, is planned.

The completion of construction is only part of the process. We are now facing the stage of equipping the plant, preparing the technical infrastructure and launching new production and storage areas. This is one of the most demanding moments of the entire project, requiring excellent coordination of many activities simultaneously, says Krzysztof Zając.

It is a major organisational and operational undertaking, but we are well prepared for it. The progress of the investment to date shows that the project is proceeding according to plan, with subsequent stages being consistently prepared and implemented.
